CENTRAL OHIO REAL ESTATE REPORT 1/1/08 TO 2/28/08

Residential sales in Franklin and Delaware county for 2008 were down from the same time period in 2007

The number of closed sales of single family and condos were down 22%, with the average price received being down 5.2%. Days on market remained similar, increasing only 2%
Home sales in some areas, such as Clintonville and Worthington remained strong. Other areas had strong price decreases and days on market increased greatly. The zip codes of 43211 and 43224 remained some of the highest in the stae in foreclosure ratings.
Will there be a spring market in 2008? Will lower rates induce buyers to move forward? My crystal ball is hazing and all I can do  is to continue to prospect, list, sell and negotiate!!

THE END OF MY SHORTSALE NIGHTMARE!

Well, the 3RD mortgage holder still expects to get 100% of his lien paid off. Both the 1st and 2nd mortgage-holders have a brain and are willing to discount. But since the 3rd won't budge, the 1st and 2nd won't either.
We had the attorney for the title company and the buyer call the 3rd lien holder but he will not budge. We filled out a mutual release and faxed it to all 3 mortgage holders.
I'M DONE ON THIS ONE!
But, I did get anouther  short sale APPROVED  this week!

SHORT SALE NIGHTMARE PART II

Well, the 3rd mortgage holder STILL thinks he should get 100% of his lien paid off!. Maybe then  lien holder number 3 will "wake up and smell the coffee!" Mor to follow!

CLINTONVILLE MARKET REPORT JANUARY 2008

Clintonville saw 17 homes closed in 1/2008 The average sales price was $196,902, with the average time on the market being 85 days. The sales price to list price ration was 96.4%, with the average sale price per Sq foot being $137.89.
This compares to 30 homes being closed in the same time period in 2007. The average days on market in 1/2007 was 108, with the sale price/ list price ratio being 96.1%  The average price per sq. foot was $133.87
Fewer sales and a lower average sales price, yet a shorter market time and a higher price per sq. ft and sale price/ list price ratio.
The highest sold price in 1/2008 was $402,000 at 192 Canyon Dr, while the high in 1/2007 was $290,000 at 454 Walhalla rd.

I HAVE A SHORT SALE NIGHTMARE!!!

Well, this one takes the cake! I have a home under contract for 4143,00 with a first and 2nd of approx $170,000. both are willing to work with us BUT, there is a 3rd. It is for some water softening equipment! It is around $6,800 and the lender wants FULL PAYOFF. Neither the 1st or 2nd are willing to discount if the 3rd insists on full payoff. I have called the 3rd and so has the title compnay's attorney. The buyers attorney will call this week. I have explained to them that in OHIO the 3rd will get zero in a foreclosure. He just does not get it.
 Everyone is wanting US to work with the buyer, sellers and lenders on short sales. yet we have to wait weeks and months  to  get them accepted. and of course, since THEY made a bad loan they expect US to take lower fee. I have told them it takes 2 times as long to sell a short sale property and 3 times as long to get the transaction complete. Why should I do 2 times as much work and receive 30% less in fees.?

WHO SAID NO ONE IS BUYING US REALESTATE?

So far this year, my team and I have been involved in at least 3 multiple-offer situations! The most amazing one was a brick 3 unit near Ohio state . It went on the market, bank owned at $137,000 and had over 10 offers. I did not get it but I heard it went out over $150,000.  I also had a buyer lose in a 2 offer situation and a 4 offer situation, with both times the buyer bidding over the asking price!!
